Improve The Quality Of Driveways By Contacting A Driveway Sealing NJ Contractor

By Cathy Mercer

To improve traffic flow within homes and business properties, you need to ensure that pavements are maintained properly. Asphalt pavers enhance the aesthetic beauty of premises, something that gives a good impression of your business or home. However, with time, oxidation process of asphalt begins to wreck havoc on your beautiful structures. You need to consult a driveway sealing nj contractor to repairs and seal the pavement surfaces.

When asphalt is first installed, it contracts and expands freely and this ensures that it is not damaged easily. Nonetheless, as the oxidation continues, the pavement becomes hard, loses its elasticity and starts wearing out. It shows cracks, which continue to form as time passes. Soon your driveways appear cracked.

To preserve the surface of pavements, a preservation treatment is required using sealcoat products. The coating provides a membrane layer that is weatherproof. Since asphalt is damaged by sunlight and water, the sealcoat bars these elements from getting in contact with blacktop. Ultraviolet rays harden the asphalt material and as heavy load traffic passes over your driveways, they chip and crack easily.

However, with proper maintenance through sealcoats, the surface can be preserved. Water on the other hand penetrates the base and loosens up the aggregate material. When the surface is heated by ultraviolet rays, fine hairline cracks start forming. If they are not checked, they can widen and become clearly visible letting in water to draining down the pavement. Water should not be allowed to seep through pavement and instead, it should flow to the edges where it is drained away.

A crown-to-edge sloping on pavements makes water to drain on edges where it is further channeled to drainage lines. Since water and sunshine are very destructive elements on asphalt pavements, they should be prevented from causing the damages. Ultraviolet rays act on asphalt and change its beautiful black color to unattractive gray color. This is a sign of deteriorating pavements.

Asphalt material is also weakened by petroleum derivative products such as gasoline, transmission fluids, and oil spillages. These substances make the bonding properties of asphalt to reduce thus causing further damages. A sealcoat treatment can prevent these damages because it provides a cover. The coat is applied when the asphalt material has dried properly after the initial installation.

In new driveways, the first sealcoat may be applied after a couple of months. It may take about six months to one year before the new asphalt material cures properly. Thereafter, other sealcoats are applied after an estimated period of 2 to 5 years but this depends on how the previous coat peels off. The coat enhances the contraction and expansion of asphalt meaning that it can support loads more effectively.

If you contact a driveway sealing nj contractor, your pavements are maintained in good condition through application of a sealcoat. It is essential that cracks and other damages like potholes be addressed first before the coat is applied. Sealcoats do not cure or solve problems beneath pavements since they only act as protection barriers. Any cracks should be sealed, repaired and then the sealcoat is applied. The technique of repairing cracks depends on the magnitude of damage of pavements. If there are many deep cracks, a removal and replace of asphalt may be done.
